Finders Keepers has been providing an expert letting and property management service in Oxfordshire for nearly 50 years. We have always felt that call-centre property management makes proactive management hard to do. Being based close to the properties we manage means we can add value rather than just solving maintenance issues.
We focus on providing a quality service to both the landlord and tenant, so each Property Manager handles their own dedicated portfolio of properties from one of our eight offices across the county. The benefit of our local, hands-on property management is that our people are close by and know the history of the property. Because they are focused on their own specific properties, they can build relationships and trust with the landlord and tenant, which is at the heart of good service. We believe that remotely overseeing a property and tenant from a call centre rarely provides the service that, in our opinion, is the most important factor when looking after what is many people's biggest investment. Our Property Managers will conduct site visits themselves to fault-find, assess damage, review workmanship and check on the condition of their portfolio - they are responsible.
'Management' implies that the property needs to be monitored and cared for. Our Property Managers look after all aspects of the tenancy, including carrying out the check-in at the start of the tenancy (where they meet the new tenant at the property and show them how the appliances work), the inspections (visits to the property during the tenancy to check for maintenance, ensure the tenant is adhering to the terms of their tenancy agreement and plan for the future) and a thorough check-out, which is vital to maintaining a property and avoiding deposit disputes. This practical approach allows us to identify immediate repairs, flag up any potential issues before they become a problem, and continue the 3-5 year plan for the property, scheduling upgrades as appropriate. This is part of what we do to ensure our clients are given the best advice to secure the best tenants at the best rents.
Out of hours
If you're employing an agency to look after your property, they should be available 24/7 - emergencies don't necessarily wait for office hours! Some companies do not offer this, or they outsource it. We keep this service in-house as well, with our emergency line being manned by our Property Managers to ensure consistency of service. Landlords and tenants can be confident that any emergency will be dealt with as soon as possible. For example, we might talk the tenant through how to turn off the mains water supply, organise for a contractor to attend an issue, or attend personally to deal with a concern.
Ensuring a property complies with the relevant legislation is of the utmost importance. We have processes in place to ensure that our managed properties remain compliant, regularly running reports to ensure that our portfolio of more than 3,000 managed properties have valid gas safety records, energy performance certificates, and electrical installation condition reports. We book contractors in, liaise with the tenants, manage any urgent remedial work required, and ensure that reports are stored accurately ready for when they are next due.
